This remarkable ranch provides an ease to farming with all acreage in close proximity. The ranch features +/- 800 farmable acreage with second source water located east of Tulare in Consolidated Peoples Ditch. Crucial and already owned are +/-509 acres are in the Greater Kaweah GSA receiving 79 shares of ditch water, with the remaining +/- 354.07 acres being in the Easter Kaweah GSA.

 

To deliver these prized water shares to this prime land are a total of 9 functioning and 2 non-op wells on the property.  Two of the in-production wells directly service the Dairy Facility that is permitted for 1500 head of cattle.

For Dairy production, there is a well established and fully operational double pit barn. The first pit is a traditional double herringbone and the second double 14 para bone pit was added in 2007.  In the barn you will find both a 4000-gallon and 6500-gallon milk tank along with the updated milking facility.

 

One bonus feature is that there is a pipeline from the barn which sends manure water under Highway 137 to the +/-155 acres in support/lieu of the existing wells on this same acreage.  Another bonus is that the existing barnyard area has already been outfitted with large concrete areas as well as outdoor cover which could easily be utilized as an equipment maintenance shop and/or storage.

While we are currently in successful operation of row crop farming, all of the property is also conducive to orchard farming.  There are already several other nut and citrus orchards surrounding the property which have, for many years, brought in successful harvests.  Our field soil has has been tested with pH between 6.0 and 7.0 which would be ideal for orchard farming.

In terms of revenue for the overall property, there is not only potential income produced from the dairy and farming crops but also additional income opportunity from the four homes on the property.

The two homes near the dairy barn are three approximately 1600 square feet 3-bedroom, 2 bathroom homes - one of which has been newly renovated.  In addition to these three homes, the property also has a 1200 square feet 3-bedroom, two-bathroom mobile home. Across the street, there is another house with expansive room, a corral and an existing olive tree orchard.  Any or all of these homes could potentially house your farm employees or produce approx. $1,800/month or approx. $86,400 per year alone.
